The Bihar government has moved most core services — khata, khesra, jamabandi, bhu-naksha, and dakhil-kharij (mutation) — online, letting residents of the Udakishunganj area check their land records without repeated visits to the Circle Office.

Getting a mutation (dakhil-kharij) done

After buying land or inheriting it, you must get the mutation done in your name. This requires creating a citizen login on biharbhumi.bihar.gov.in and uploading a scanned sale deed/will, the previous jamabandi number, and identity proof. The application goes to the Circle Office (the local Circle Officer for Udakishunganj), and a new jamabandi number is issued after verification.

Keep in mind: mutation typically takes several weeks and sometimes requires physical verification at the Circle Office. Before buying land, always check both jamabandi and khatiyan online to avoid disputes.
